Tenant Screening Information: Our tenant screening process involves checking references, employment status, and credit history. We may also require a background check. Application Denial Criteria: An application may be automatically denied due to serious criminal history, eviction history within the past three years, or falsification of application information. Additional Denial Criteria: We may also consider other factors such as income, rental history, and other information pertinent to your ability to maintain the rental property. Credit and Consumer Reporting: We may use a credit or consumer report from the Trans Union Credit Reporting Agency. If your application is denied or met with other adverse actions based on these reports, you have the right to a free copy of the report. Available Rental Units: We have various apartments, townhouses, and single-family homes that will be available over the next 12 months. The specifics regarding bedroom size and monthly rent will be communicated as and when available at login.managebuilding.com Application Response Time: We will respond with an approval or denial decision within four business days of receipt of your application, provided the landlord reference is supplied within this timeframe. Right to Dispute: If we rely on any information that you believe is inaccurate or incorrect, or we use prohibited criteria in our decision, you have the right to dispute this and receive a response from us. Application Fee Refund: If the application fee is not used, it will be promptly refunded. Right to Complaint: If you believe we have violated any of these terms, you can file a complaint with the Office of Human Rights or pursue civil action via the Superior Court of the District of Columbia. In the event of an adverse action on your application, we will provide you with a written notice and, if applicable, any information we obtained from a third party that influenced our decision.
